- This FHLMC ARM pool has 5 years until the first reset at which time it can reset from the current coupon of 2.56% to as much as 7.56% (or 500 BPS higher), it will then reset every 12 months with a 200 BPS CAP thereafter
- The coupon will reset at 12 month LIBOR + 164 BPS therefore as long as 12 month LIBOR does not go higher than 5.92% you will enjoy the full reset potential
- While all your fixed coupon positions lose value this will track the market and have “little to no price depreciation”
- As you know lower rates typically means faster prepayments as individual mortgage holders refinance in to lower rates. You are paying a discount here therefore prepayments above and beyond expectation will simply enhance your holding period yield as you will accrete your discount faster than expected.
